Our Philosophy

At Initium Capital, understanding and achieving our clients’ goals are at the core of our company values. Our philosophy has always been to back our beliefs with actions.We spent a year personally testing and investing in the market to ensure zero losses or zero-interest investments. Our primary focus is on single-asset lending, with the ultimate goal of transitioning to a pooled fund structure.We remain steadfast in this commitment, recognizing the importance of aligning our interests with those of our clients in the commercial real estate debt market.

Background & Expertise

Before the official launch of the Initium Capital Private Credit Fund, we conducted a thorough internal review with the board. Our philosophy has always been to back our words with actions.

Initium adopts a dual-pronged approach to transaction assessment. First, our credit team conducts an evaluation, followed by a review by Initium Management’s in-house real estate experts.

As a wholly owned subsidiary of Initium Group, Initium Management has a strong reputation in real estate development. This strategic alliance, founded by the Hayson family with over 30 years of experience and led by Initium Group Managing Partner Max Hayson, provides significant advantages for Initium and its investors.

Single Asset Investment

Our single-asset investments allow investors and their advisors to select opportunities based on their risk and return preferences. Investors can set their own risk parameters and focus on any preferred sub-asset class, geographic region, or investment term.

We arrange loans secured by the following types of real estate assets:

  • Major metropolitan areas, with a focus on key cities such as Sydney, Melbourne, and Brisbane.
  • Secured property values typically range from $5 million to $50 million, with relatively strong liquidity for both acquisitions and refinancing.
  • Non-specialized real estate assets, including residential land, completed apartments, general commercial properties, and construction loans.

More specifically, as part of the credit assessment process, Initium Capital considers key underwriting metrics, including:

  • Location and site amenities
  • Land acquisition value and terms, relative to independent professional valuations
  • Conditions precedent, ongoing covenants, and conditions subsequent
  • Security structure
  • LVR/LTC ratios
  • Borrower’s income, other net assets, and repayment history
